Planning consented for North London scheme

A hybrid application including a detailed application for phase one and an outline proposal for phase two of the Bowes Road development for Notting Hill Housing Group has been given go-ahead by Enfield Council.

Phase one will deliver 47 new homes and 350sqm of commercial space, whilst phase two provides an additional 39 dwellings with 175sqm of flexible non-residential uses. Private balconies, communal podium gardens and play space are proposed as well as public realm improvements and a new pedestrian link to Wells Mews. 40% of the homes will be affordable.

Located between open green space to the north and the A406 North Circular, the site falls within the Bowes Road Neighbourhood Place in Enfield’s North Circular Area Action Plan.  The proposals aim to regenerate and strengthen this District Centre with a vibrant mixed-use development.

The principle of larger scale buildings to the north and smaller scale, linear buildings along the road itself with commercial uses at low level was embedded in the existing context and allowed the creation of ‘protected’ green space between the buildings.

A line of trees is proposed between the road and the robustly designed frontage buildings, contributing to the greening of the NCR. The central link will provide a new route from Wells Mews to the commercial centre, creating a sense of place whilst providing a high-quality living environment.

The locally-listed adjacent Ritz Parade influenced the vertical rhythm and articulation of the street facades, whilst the taller feature building to the rear will herald the regeneration of this sustainable location and community hub.
