This development is located in a prominent and sensitive location, adjacent to the Greenwich foot tunnel and Island Gardens, overlooking both the Thames and Greenwich World Heritage site.
As well as the design challenges posed by the context, there were significant viability hurdles to overcome; the development had to be based on the reprovision of a community centre and the provision of new affordable housing. DLR tunnels are also located underneath the length of the site, providing challenging construction issues.
The final design solution is appropriate for the local context, with a singular mid-rise block of dark brick, mirroring neighbouring architecture. The scheme includes 25 new homes, with 16% affordable housing as well as a new community centre including a children’s play group facility and open playspace.
Both the housing and community centre enjoy spectacular views over the Thames, Greenwich and the city.
