Berkshire Road is a new high-quality mixed-use development for a 144 bedroom hotel with mixed use flexible commercial spaces that will add to the existing employment and leisure community within Hackney Wick. Large open plan hotel spaces at ground floor provide active frontages along the new streets that are emerging within the Hackney Wick area. The mix of commercial units proposed will provide a broad variety of workspaces, single workshop spaces that have the potential to be doubled up and expanded if required. The mix of flexible workspace units for small and medium sized enterprises will keep introducing vibrancy and activity to the development and the local area. The improved streets and improved public realm around the proposed building will enhance the functionality of the development and maximise the permeability and quality of the public realm context.
The sustainability strategy for the proposed development has been developed with the design team to comply with the relevant environmental policies from the London Plan and the London Legacy Development Corporation (LLDC). The proposed development is targeting the achievement of BREEAM ‘Very Good’ for both the hotel and commercial spaces and is expected to reduce on-site regulated carbon emissions by 33% with SAP10.2 emission factors.
