Freshwater Road, Chadwell Heath

Framework for a new green neighbourhood

This masterplanning and framework study within the London Borough of Barking and Dagenham, looks to transform 5 hectares of Chadwell Heath Industrial land into a new residential led mixed-use quarter with an emphasis on green spaces, forming an extension of the Becontree Estate.

A collaborative approach was key to the process evolving options with the local authority, their wider masterplanners, and the individual landowners, while ensuring that the opportunities acknowledged individual plot ownership as well as new and existing infrastructure.

A wide range of housing typologies were introduced responding to both the north/ south routes and the east west green spine. The smaller scale mews and terrace typologies respond to the existing residential uses in form and scale providing a transition to the higher density typologies. Non-residential uses are located at ground floor level and distributed across the study area to re-enforce the character of the different parts of the development and to mitigate the impact of the busier Freshwater Road.
