This prominent site at the junction of London road and Malden road is an exciting opportunity to significantly improve on one of the gateway sites into the North Cheam district centre. The suburban district centre serves the local community, providing excellent retail, leisure and community facilities along a traditional high street with generous public realm. The area was largely built in the 1930’s era creating a very consistent architectural style, which includes a locally Listed building on the opposite side of the junction, known as Lavender Corner. Stockwool have developed a scheme which responds to and reinforces the qualities of this distinctive junction both in terms of the building geometry and the materials and detailing. The development includes 74 new homes and 500 sqm of ground floor commercial space to provide complementary high street uses as part of the district centre. The application site includes the public realm in front of the building, the proposals include new facilities and landscaping which retains the existing trees whilst creating an informal outdoor meeting space around the new commercial spaces.

Whilst marking one of the key entry points into the district centre the site also has frontages onto the more residential, semi detached housing which surrounds the High street along London road. On this basis the scheme is made up of two building typologies, the High street building and the Villa building. These forms have been developed with reference to this existing urban grain, seeking to contribute to the setting with buildings forms which are referential to both the High street and residential context.

The proposed development is the result of a successful collaborative process, working with our client, Home Group and their consultants along with the local planning department and representatives of the local community. From the earliest stages regular workshops were held with representatives of the local community, including councillors and leaders of local community groups, their inputs have been key to the design development process, resulting in a building which comfortably sits within the Art Deco setting and addresses local need.
