Aquifer House, Mill Road

Located adjacent to the Elizabeth line station in Ilford town centre, this project occupies one of the last major development sites surrounding the station. Positioned to the west of the Ilford Tall Building Zone, the scheme forms a prominent gateway building, marking the western approach to the town centre and complementing the cluster of taller buildings located along the railway corridor to the east.

The constrained site is bounded by the River Roding and the Crossrail railway line, with limited vehicular access provided via Mill Road. Following planning approval in February 2022, Stockwool was appointed to deliver the detailed design and construction stages of the project.

Developed by Telford Homes on behalf of Ridgeback, the scheme provides 239 Build-to-Rent homes within a single residential building comprising a series of stepped volumes ranging from 13 to 25 storeys in height. Extensive resident amenities are provided at both ground-floor and thirteenth-floor levels, including communal lounges, workspaces, and landscaped roof terraces with views across the River Roding and the wider townscape.
