New three and four bed mews houses in Northfields with 77% Biodiversity Net Gain

Overdale Gardens is a high-quality residential development delivering new family homes close to Northfields Underground station. The design responds sensitively to the established residential character of the area through a considered palette of materials and detailing. The scheme was granted planning permission by the London Borough of Ealing under delegated authority in April 2025.

The development comprises three- and four-bedroom mews houses along the eastern edge of the site, running parallel to the railway, and a low-rise apartment building at the western end, relating to the Underground station and adjacent high street. The buildings have been designed to maximise energy efficiency through an efficient form factor, careful façade design, the integration of renewable energy, and a strong emphasis on orientation. The scheme is highly sustainable and achieves a 77% Biodiversity Net Gain.

In total, the development provides 27 houses and 14 apartments set within a landscaped environment, with private gardens, shared amenity and play space, integrated parking, and secure cycle storage, creating a well-connected and welcoming place to live.
